David Ohlrich is a senior multifamily executive and advisor with more than 25 years of experience across asset management, property management, and operating platform development. He has held executive leadership roles including President, Chief Operating Officer, and senior asset management positions with firms such as Kettler, AION Management, Bonaventure, Avenue5 Residential, Federal Capital Partners, and Equity Residential. His experience spans market-rate, workforce, and value-add investments, with a focus on improving performance, aligning operations with investment strategy, and building scalable operating platforms.
David began his career on the ownership side, including leading asset management responsibilities for Equity Residential’s Northeast portfolio, where he oversaw a large and geographically diverse group of assets and worked closely with operating teams to drive performance. At Federal Capital Partners, he played a key role in building and scaling the firm’s asset and construction management platform, working directly with third-party property managers and operating partners. This experience shaped his approach to evaluating management performance, aligning incentives, and driving results from an investor perspective.
He later moved into senior property management leadership roles, giving him direct operating experience and a practical understanding of how management platforms function on a day-to-day basis, as well as the structural challenges within the third-party model. This combination of owner and operator experience allows him to connect investment strategy with execution in a way that is grounded in both perspectives.
David is the founder of K. Grace Multifamily Advisors, where he partners with owners, investors, and operators to improve performance, streamline operations, and support scalable growth. His current work focuses on advising asset and property management teams on process and system improvements, as well as providing operating perspective to proptech firms.
Recent engagements include leading a business process review for an asset management platform, followed by the development of a data and AI-supported framework to improve access to performance data and key metrics. He has also advised on operating strategy, expense structure, and benchmarking to enhance efficiency and portfolio performance.
He brings an investor-aligned and execution-focused perspective to multifamily operations, with experience evaluating third-party management platforms, improving operating performance, and building systems that support scale.
